We offer a full consultancy valuation service across all sectors, including commercial, leisure, hotels and residential and for all investment, owner-occupied and development properties.
Our specialist team has the necessary expertise to provide high quality, Director-led advice. We utilise our local knowledge and work with clients in being forward thinking, pro-active and innovative. Our advice is not dependant on transactional market evidence; we provide independent opinion, only where we consider we have the necessary expertise. Our aim is to meet our clients' requirements by understanding their objectives and business strategy.
We adopt an integrated approach to property through conception to development, management and disposal.
Across all the main property sectors in the UK, we value between £500,000 to £500m in single lots and portfolios for both acquisition and refinancing purposes.
This may include investment properties of a single or multi-let/use and development properties of a single or mixed-use nature, as well as owner-occupied properties. Our independence, integrity and willingness to explain and discuss our methodology are central to our service.
All our valuations are Red Book, UKGAAP and IFRS compliant in the preparation of financial statements.
We provide both regular portfolio valuations, investment advice on acquisitions as well as asset management strategies for both private and public sector clients. In addition we have the expertise and knowledge to provide Depreciated Replacement Cost valuations.
We provide valuation advice in respect of capital gains tax, inheritance tax and probate purposes for corporate and private clients.
We undertake valuations to assess the residual land value for acquisition or disposal purposes of greenfield and brownfield sites as well as properties suitable for regeneration / refurbishment.
In addition we can provide viability exercises (calculation of worth or profit) where the property is already owned. We can value sites either with or without planning consent and work closely with our planning, development and building consultancy colleagues. All of our valuations include a sensitivity analysis.
Advising both landlords and tenants in either supporting or defending a claim.
Section 18 valuations enable the landlord to fully defend a claim and demonstrate the legal obligation to mitigate any diminution in value.
Alternatively they can provide a tenant with an invaluable argument of refuting a claim by demonstrating what the hypothetical landlord would do with the property. We are highly experienced in providing such reports for both sides. We also work alongside our Building Consultancy team who both prepare and dispute dilapidation schedules of both an interim and final nature.
We have a dedicated team advising clients on M&A, MBO's and MBI's. Services include valuation, dilapidation liability assessments, property management and strategic asset advice.
Our emphasis is always on speed and quality of delivery given the often tight timescales and limited information available (eg. in data rooms). We often assist the client with both the pre and post acquisition process which enables us to assist in the implementation of our recommended strategies, including reducing costs, developing synergies and maximising proceeds from sales.
As part of our specialist property advisory services, we provide high quality advice in either defence or support of both litigation and negligence actions.
Our clients appreciate our steadfast approach and the fact we only take on work where we believe we have the necessary expertise and knowledge. We take a holistic approach working with colleagues within the business and this enables us to provide expert and innovative advice. We have an enviable and extensive track record and highly experienced when it comes to giving evidence in court and arbitration hearings.
Our core team of specialists cover a variety of subject matters, each of whom have the necessary expertise and experience that a credible and professional expert witness must possess. They are supported in their roles by technical experts.
We provide advice to both owner occupiers and investors in managing their property assets and the value implications of adopting certain strategies.
This includes portfolio rationalisation, relocation, redevelopment, acquisition, disposal and lease re-gears. Our philosophy reflects a flexible approach to how we interact with clients, but perhaps more importantly we have adopted a holistic approach with the core aim of fully understanding the client’s business and strategies.
Our Recovery Solutions team aims to provide discrete specialist services to assist in creating and implementing new strategies, work-out solutions and cost saving measures for both commercial and residential properties.
This may be in connection with either corporate occupational property issues or the restructuring of property secured as part of a loan agreement.
We provide an integrated and tailored approach with clients with the aim to establish a clear and well-informed strategy in order to maximise value in either the short or longer term.
