Capita was appointed as employer’s agents, cost management and CDMC services for the construction of the new HQ building for Matalan, situated in the Knowsley Innovation Park. The three storey office building of 140,000 square feet, had a predominantly glazed façade with a concrete frame construction and chilled beam solution for heating and cooling. The project was awarded to contractor Morgan Sindall, commenced in July 2013 and was completed in December 2014. Internal ‘fit out’ to Category B was undertaken to suit the tenant’s requirements which included kitchen and large canteen area with extensive internal partitioning throughout.
Located in a strategic location within the North West, the site required extensive remediation prior to moving in. including the removal of the existing peat layer, diversion of existing watercourses and the treatment of Japanese Knotweed.
The mechanical and electrical system was based on a chilled beam solution, utilizing raised access floors and a perforated metal system targeted at achieving either a BREEAM “Very Good/Excellent” rating. Over 450 car parking spaces were provided along with landscaping, ornamental pond and extensive tree planting, including improvements to existing woodland, forming part of the overall site area. Two large attenuation ponds have been created forming further enhancement/feature to the external visage of the site.
The HQ Office was rigorously benchmarked and market tested with subcontractors. Capita worked closely with the design team to develop the client brief within the cost limits set within the development appraisal. Options such as steel versus concrete and VRF versus chilled beam were all evaluated.
Adjacent to the site is an existing warehouse – “Galaxy” of circa 450,000 square feet, which was built approximately 7 years ago. Capita was also involved in the upgrade of these facilities to allow this to become Matalan’s primary distribution warehouse. The project was split into two phases; the warehouse extension which provides another circa 100,000 square feet and the external building works project which included provision of a new transport office, gatehouse and trailer park. Construction commenced in July 2013 and was completed in March 2014. The combined project value of the warehouse extension and the external building works was £9.5 m.
The Matalan Headquarters Project won Regeneration Project of the year for 2014.
