Earlsdon Park Village

The ExtraCare Charitable Trust is a registered charity that supports over 4,400 older people in 14 retirement villages and 17 housing schemes. Working in partnership with the Homes & Communities Agency and the Coventry City Council, the Trust made plans for the development of a retirement village comprising 262 affordable homes for older people. Capita was appointed to provide project management, contract administrator and CDM-coordinator services for the wellbeing scheme in Coventry.

The scheme is situated on the former site of the Butts Technical College in Earlsdon, Coventry. Once completed, the village will accommodate more than 300 residents throughout a range of mixed-tenure (outright ownership, shared ownership, and rent) one and two-bedroom homes. In addition to the residential units, there will be a wide selection of mixed-use facilities and amenities, including a shop, cafe bistro, gym, landscaped gardens, library and IT suite, hairdressers, a greenhouse and hobby room amongst other services, all to cater to the needs of the end-user and to emphasise the Trust’s vision: “Better Lives for Older People”.

As project manager for the Village development, we provided a single point of responsibility to the client. Capita assembled and managed a multi-disciplinary project team taking the project from initial concept / feasibility stage, developing the project brief and helping to achieve planning approval, securing contractor procurement, management of the works to completion of construction occupation of new homes and 12 month defects.

The village is set to open in the summer of 2016.
