Capita’s building surveying team was appointed to carry out condition surveys on a number of the student accommodation facilities at the University of Sheffield during the summer of 2015. This was done in order to check that the maintenance of the facilities had been carried out in accordance to the FM agreement in place, on behalf of Lend Lease. This included 1,119 rooms and all external areas of the building. Capita continues its relationship history with Lend Lease and this particular set of buildings; having provided the independent tester services on the construction of these particular student residences and also having carried out a similar condition surveys at this location in 2012.
Capita undertook a detailed fabric and M&E services assessment to provide the following key outputs:
One of the key successes of the exercise was our ability to minimise any impact on the University’s operations through use of our innovative iPad based data gathering and access management processes. This allows our team to start quality assurance checks straight away, without having to wait for the surveyor to return to the office to begin this process., This meant that the report production stage of the surveys was accelerated and the reports were delivered to the client quicker than they previously would have been.
The surveys were scheduled to take place during the University’s summer break, when the majority of student rooms would be empty and access would be easier to arrange without disruption to the students. This meant that the percentage of rooms requiring survey was achieved without delays.
